Residence Hall Damage Policy & Procedures

  • Student agrees that he/she is liable for full payment for any loss or damage to the room or apartment, furnishings, or public use areas provided him/her by Robert Morris University. This includes, but is not limited to, acts of intentional or willful destruction, negligence, careless disregard, or accidental destruction.

  • Student may be held accountable for damages associated with the property of other students or University property. Student also may be charged on a prorated basis for public area damages where responsible parties cannot be identified. The University reserves the right to fine all students on the floor where damage occurs in a common area that cannot be traced to a specific person, group, or incident.

  • Student may not remove University property from rooms or apartments, lounges, hallways, etc.

  • Student is responsible for all his/her activities and his/her visitors' activities taking place on the premises.

  • Student shall take good care of the premises and the furnishings, appliances, equipment and fixtures therein, and shall keep them in good sanitary condition, and shall return the same at the end or other termination of this contract in as good a condition as when received, ordinary wear and damage or destruction not caused by negligent or willful acts or omissions of student excepted.

  • Student shall use, operate and maintain the equipment furnished by Robert Morris University in accordance with the directions of the manufacturer and such additional instructions as the University may give.

  • Robert Morris University shall maintain and keep in good condition the roof, walls, structural parts, main hallways, elevators and all other commonly used parts and portions of the building, but Robert Morris University shall not be liable for failure to make any such repairs, including computers and other similar technology.

  • Student agrees to assume and bear the risk of loss with regard to all personal property kept or maintained in the residence halls. Robert Morris University assumes no responsibility for damage to student personal property including damage to student personal property as a result of natural disaster, act of nature, or negligent/accidental act of another student. Robert Morris University does not carry insurance covering any such loss and assumes no responsibility for the payment of any such loss. Students are encouraged to secure rental/property insurance as appropriate. All students are encouraged to keep their rooms, suites and/or apartments locked and their valuables secured at all times.


Room Condition Check-in and Check-out Procedures

The following information regarding Room Condition Reports, check-in and check-out procedures, and damage assessments is provided courtesy of the Facilities Management Department. All questions regarding this information should be directed to Facilities Management via the Operations Center at 412-397-4343.

As part of our efforts to provide well maintained rooms for residents, Robert Morris University has a carefully designed Check-In/Check-Out process for all resident students. With each resident check-in/check-out, a member of the Facilities Management Department will go through each individual room/suite and/or apartment to assess current conditions. The condition of the area being inspected will be documented on the Room Condition Report.

It is important to note that the use of tape or nails is not allowed because of potential damage to surface finishes. You and your roommate(s) are responsible for the condition of your living area and will be charged for any damages that decorations which stain, alter, or otherwise damage the room may cause. Damages include but are not limited to: nail holes, decals, and tape marks on walls, doors, floors, ceilings etc.

Please see the list below of Check-Out Procedures designed to help you avoid being billed for damages.

Check-out Procedures

1. Remove ALL personal belongings from the room.
2. Return all University furniture to its original location. (Example: un-bunk beds)
3. Clean your room or apartment (including appliances).
4. Sweep, mop, and/or vacuum all floors.
5. Deposit all trash in designated areas.
6. Complete your residence hall closing sheet and post as instructed by Residence Life.
7. Return all residence hall keys to Residence Life as instructed. (not to include mail keys)

A student has not completed the check-out procedure until all residence hall keys have been returned to Residence Life. All damage charges are at the discretion of the Facilities Management Department.

The University assumes no responsibility for any personal items left by a student upon leaving the residence hall. Please be certain that upon your departure you have emptied all drawers and closet space and checked your room thoroughly for any items that could be left behind.

The following Residence Hall Damage Cost Guideline summarizes certain costs to repair and/or replace items damaged beyond normal wear and tear. Damage found in student rooms will be divided among the occupants of the room. Damage to common areas will be divided among all occupants jointly responsible for that common area.
